Just wondering what the requirements are in Plano for CAD purposes. A friend's property is listed as having 2 extra bedrooms than she has. They are counting game rooms, which do not have doors. Thanks.

I was under the impression that a bedroom had a window, a closet, and a door.

Agree with the others... Pretty sure it must have a closet and door. I don't think it's required to have a window, but I've always heard that it must have a closet.

In Murphy, IIRC, it can't be a bedroom if it doesn't have a window. That switched somewhere around 2005. Safety issue. Our media room can be converted to a bedroom which is why we were required to have the window. Which I hated at the time but appreciate now.

I did some reading on this today and think that it just has to have the ability to have a door -- door sized opening = can be a bedroom. Big framed in archway = not a bedroom

A bedroom does not need a closet. It only needs an egress for in case of a fire. That would be either a window or a door out of the house. If there is no door to the room, I would call the CAD and have them update the file records to show the correct amount of bedrooms. However, just so you know, the bedroom count doesn't play into the assessed value. They are using total "rooms" and sqft. A gameroom is a "room". Study is a room. Media room is a room.
